Leak, pipe and freeze repair

Pipe problems range from a burst line that needs the water shut off right now to slow pinhole leaks that show up as a high water bill. A licensed plumber finds where the water is escaping, repairs or replaces that section, and tells you whether the rest of the piping is likely to follow.

Leaks, pipes & freezing services

How leaks, pipes & freezing problems start

Most homes have one of three kinds of supply pipe: galvanized steel in houses built before about 1960, copper from the 1960s onward, and PEX in most homes built or remodeled since the 2000s. Each fails in its own way. Galvanized corrodes from the inside and loses pressure, copper develops pinhole leaks, and PEX usually fails at fittings rather than along the pipe.

Freezing is the other big cause of pipe damage. Water expands as it freezes, and the pressure splits the pipe, often a few feet away from the frozen section. That is why a pipe can freeze overnight but only start leaking when it thaws the next afternoon.

The services below cover emergencies like burst pipes, the detective work of finding hidden leaks, and planned projects like replacing old piping or the main water line from the street.

When to call a plumber

  • Water spraying, dripping from a ceiling or pooling on the floor: shut off the main and call right away
  • No water from some faucets on a very cold morning
  • A water bill that jumped without a change in use
  • The water meter moving when every fixture is off
  • Warm spots on a slab floor, or the sound of running water in a wall
  • Low pressure throughout the house or rusty water from older pipes

Choosing the right fix

Repair or repipe?

One leak in otherwise healthy pipe is a repair. Repeated leaks in the same kind of pipe, widespread low pressure from galvanized, or a remodel that opens the walls anyway usually make a partial or whole-house repipe the better spend.

Frozen, not yet burst

If a pipe is frozen but not leaking, a plumber can thaw it safely and check fittings under pressure. Avoid open flames; gentle heat from a hair dryer on an exposed pipe is safe if you can reach it.

Inside the house or in the yard?

The main water line from the meter to the house is usually the owner's responsibility. A wet patch in the yard, a hissing sound at the shutoff, or low pressure everywhere can point to the service line rather than pipes inside.

Leaks, pipes & freezing questions

Should I turn off the water if a pipe bursts?

Yes. Close the main shutoff valve first, then open a faucet on the lowest floor to drain the lines. If water is near outlets or the electrical panel, keep clear and switch off power only if you can reach the panel safely.

How do plumbers find a leak they can't see?

They use the water meter to confirm a leak, then pressure tests, acoustic listening equipment and thermal cameras to narrow down where it is, so only a small section of wall or floor needs to be opened.

Does homeowners insurance cover burst pipes?

Many policies cover sudden water damage from a burst pipe but not gradual leaks or damage from a home left unheated. Take photos before cleanup and check your policy.
